Roofing quotes carry more risk than most trades — access, height, weather and hidden damage all move the real number once you're up there. Here's how to price roofing work accurately for the Australian market.
What a roofing quote should include
- Business name, ABN, licence and insurance details
- Quote number, date and expiry
- Client name and site address
- Itemised scope — restoration, replacement, repointing, guttering as separate lines
- Roof type and material specified — Colorbond, terracotta or concrete tile changes everything
- Access and scaffolding as its own line where required

- Roof restoration (clean, repoint, recoat) — tile: $40–$75/m²
- Metal roof replacement (Colorbond), supply and install: $70–$130/m²
- Tile roof replacement: $80–$160/m²
- Re-bed and repoint ridge capping: $80–$120 per linear metre
- Gutter replacement: $30–$60 per linear metre
- Leak repair / call-out: $250–$600 plus materials
- Roofer labour: $60–$90/hr, with height and access loadings
These are guide ranges. Pitch, storeys, access and the condition of the timber underneath all move the price — never quote a roof you haven't inspected.
How to price materials
Charge sheets, tiles, battens, sarking, fasteners and capping at cost plus 15–25% markup. The markup covers sourcing, delivery, lift/crane time and the wastage of cutting sheets to a complex roofline. Quote the material grade explicitly — "0.42 BMT Colorbond" — so there's no dispute about what was supplied.
