What a painting quote should include
Painting quotes get compared badly because the number on the front hides the work behind it. Two quotes for the same three-bedroom interior can be $2,000 apart, and the cheaper one is usually cheaper because it skipped the sanding, the undercoat or the second coat. An itemised painting quote fixes that by giving every surface and every stage its own line, so the client is comparing what they will actually get rather than two totals.
Start with the area. Painters in Australia price by the square metre of wall: roughly $15-$35 per m² for interiors and $25-$45 per m² for exteriors, which puts an average three-bedroom interior repaint at $3,000-$8,000 and a full exterior at $4,000-$12,000. A single room runs $400-$1,000. Put the measured area and the rate on the quote, not just the result of multiplying them, because a client who can see how the number was built stops assuming it was made up.
Prep is its own line, and it is the line most often left off. Patching, sanding, washing, masking and moving furniture all take hours before a brush touches paint; four hours of prep on a three-bedroom interior is normal, and a peeling weatherboard exterior can take longer to prepare than to paint. Say what prep is included. If the house was built before 1970 it may have lead-based paint, and identifying and managing that costs more, so it belongs on the quote as a priced line or a stated exclusion, not a surprise.
Then say how many coats and what product. "Two coats, premium washable low-sheen" and "one coat, contractor grade" are the real difference between two quotes that both say "paint the lounge". Materials get their own line too: on the sample quote above, paint, primer and masking tape come to $620 on a $3,540 job, and a client who can see that figure does not wonder whether the labour rate is hiding it.
Access and height change the price, so price them separately. A two-storey exterior, cathedral ceilings, a stairwell or anything that needs scaffolding is a line of its own, and an exterior job needs a weather clause, because you do not control when it rains. Trims, doors, skirting and architraves are slower per metre than walls and should be quoted as their own stage rather than absorbed into the wall rate.
Finish with the terms that protect both of you: what is excluded (repairs beyond minor patching, colour consulting, moving heavy furniture), GST as its own line, your ABN, a deposit, and a validity period, because paint prices move. None of this is hard.
